Selling your home with Grentz Real Estate

Selling a home requires more than just planting a “For Sale” sign outside.

In today’s highly competitive market, where new houses are added daily, your listing must be unique and highly visible to attract potential buyers.

This is especially true to capture out-of-state or international buyers.

To ensure your home receives the attention it deserves and sells quickly and smoothly, working with a top-notch Realtor is crucial.

With my valuable insights and advice, we’ll navigate the complex home-selling process to achieve the best possible outcome and enjoy the payoff you’ve been waiting for.

Let's Get Started

If you are considering selling a home, one of the most crucial details to consider is appropriately pricing your home to sell.

An appropriately priced home will sell quickly and for top dollar.

Grentz Real Estate Services provides free custom comparative market analysis (CMA) reports for your property. Your CMA report offers your area and home’s most accurate and up-to-date pricing information.

Our CMA report considers numerous crucial real estate factors, including the most actively searched prices and home values in your area, expired listings, and properties currently on the market. Using multiple data points and advanced pricing tools, we can further pinpoint the best price for your home.

Further, as a licensed Realtor and Certified Residential Appraiser, I understand precisely what appraisers look for.

I will ensure your property is accurately valued and positioned to sell for top dollar.

7 Reasons to sell your home with an experienced realtor

Realtor Selling a Home
  1. An expert guide. Selling a home requires dozens of forms, reports, disclosures, and other technical documents. As your expert, I will help you prepare the best deal, and avoid costly mistakes.

  2. Objective information and opinions. As your Realtor, I provide local information on market analysis, utilities, zoning, schools and much more. I use this data to professionally market your property to the buyers most interested in your area and home.

  3. Marketing power. Properties do not sell themselves. Professional photography, top-notch marketing and social networking is a must to get your property noticed. In addition, a large share of real estate sales come from my contacts with previous and current clients. When I market your property, your home gets noticed.

  4. Negotiation knowledge. There are many factors to discuss in a real estate transaction. As your Realtor, I look at every angle from your perspective, including crafting a purchase agreement that allows you the flexibility you need to take your next steps.

  5. Up-to-date experience. Most people only sell a home a few times in their lifetime. Even if you have done it before, laws and regulations change often. Having a knowledgeable Realtor on your side, gives you the peace of mind you need in managing a constantly changing environment.

  6. Objective insight. A home is so much more than four walls and a roof. For most people, their home represents the biggest purchase they will ever make. Having a concerned, but objective, third party on your side can help you stay focused on the issues most important to you.

  7. Ethical treatment. As a Realtor, I strive to adhere to a strict code of ethics based on professionalism and protection of the public. As my client, you can expect honest and ethical treatment in all transaction matters.

Floor plan scope of work

Scope of work

Square footage is taken from outside measurements per ANSI (American National Standards Institute) guidelines, which are the guidelines to which HUD refers. Basements are defined as any level with any amount below grade; anything below grade labels the entire level basement. Finished rooms must be to the same level of finish as the rest of the home, be accessible through a continuous finished area, and on the same heating and/or cooling system. For homes where outside measurements are inaccessible, inside measurements are used, and an addition of .5’ is added for the outside wall. In rooms with sloping ceilings, the area measured is from where the ceiling is at least 5’ high, with 50% or more of that area being at least 7’ high. In rooms that are not square or rectangular, measurements are usually taken from the longest points.

Room sizes may be rounded to the nearest .5’. Bedrooms are measured excluding closets.

Kitchens are measured wall-to-wall and include the nook, if applicable. Condos: The measurement of condos is not covered under ANSI. Condos are measured from interior walls. All other rules referred to above for single-family homes are the same. Townhomes and other Attached Dwellings with a Lot and Block legal description: Attached dwellings are measured from the centerline between units. Exterior walls are measured from the exterior if accessible. If not accessible, we use inside measurements and then adjust for the width of the exterior wall. All other rules referred to above for single-family homes are the same. The square footage totals on the attached floorplan are estimations and should not be relied upon for any purpose other than marketing the property stated above. All measurements are believed to be accurate, but it is not uncommon for two professionals to come up with different figures. The floor plan is meant to show a general layout of the home and does not account for the walls’ thickness or other architectural features.

Outdoor areas: pens, runs, and arenas are measured to the best of our ability. This is not a survey and these areas are estimated.
